How Much Is Your Home Worth?

Woodbury is one of those communities that is easy to underestimate until you spend real time there. From the outside, it can look like any other fast-growing suburb: chain restaurants, newer subdivisions, a lot of traffic on a Friday afternoon. That surface impression misses almost everything that makes Woodbury one of the most consistently desirable communities in the entire Twin Cities metro.
Woodbury is actually a well-planned, resourceful city with an exceptional park system, strong schools, a surprisingly diverse mix of housing options, and a quality of life that draws young families, move-up buyers, and empty nesters alike. I've worked here for over thirteen years, and the demand has never really wavered, because the fundamentals are genuinely strong.
Here's what you should know before you decide whether Woodbury is right for you...
The Vibe
Woodbury is the largest city in Washington County and one of the fastest-growing communities in Minnesota. It sits just east of St. Paul, with easy freeway access via I-94 and I-494, making it one of the most commuter-friendly locations in the east metro. Downtown Minneapolis and St. Paul are both roughly twenty to twenty-five minutes away under normal conditions.
The city feels polished and intentional in a way that reflects decades of thoughtful planning. The parks are well-maintained and well-connected. The commercial corridors are organized. The neighborhoods are clean, and the infrastructure keeps pace with the growth in a way that isn't always true in fast-developing communities.
For families, Woodbury offers reliability; it consistently delivers on the fundamentals that matter most, such as parks, schools, safety, and access. For buyers coming from more urban settings, it offers a genuine step up in space and amenity without a substantial increase in commute time. For empty nesters and downsizers, the low-maintenance housing options and walkable retail areas near the city center are compelling as well.
What it isn't: a historic community with deep architectural character or a walkable urban neighborhood. Woodbury is a car-dependent suburb, and if you're looking for a downtown you can stroll to from your front door, you'll want to look at Stillwater instead. The Parks & Outdoors
Woodbury's park system is one of its best features, and one that often surprises people who assumed a suburb this size would offer only the basics.
Ojibway Park, the heart of Woodbury's outdoor community, is a large, multi-use space with sports fields, picnic facilities, playgrounds, and open green space that hosts community events throughout the year, including the beloved annual Woofstock celebration. It is well-maintained and well-used, which tells you something about how much residents value it.
Carver Lake Park offers swimming, non-motorized boating, a fishing pier, and walking trails around a beautiful natural lake. It is the closest thing Woodbury has to a true nature escape within city limits, and it's a genuinely lovely spot in every season.
Woodbury Lakes and the City's Trail System connect neighborhoods across the city via an extensive network of paved trails. The trail system is one of Woodbury's most frequently cited quality-of-life features.
Eagle Valley Golf Course offers a quality public course within the city, a rarity in the metro and a consistent draw for residents who play regularly. And for youth sports, Woodbury's athletic association programs and facility infrastructure are among the strongest in Washington County — a meaningful factor for families with active kids as well.
The Restaurants & Local Favorites
Woodbury's dining scene has matured significantly over the past decade. It still has its share of national chains — that's simply the reality of a high-traffic commercial corridor — but local and regional favorites have taken hold in a meaningful way.
Pig Ate My Pizza has become a genuine destination, known for creative, wood-fired pizzas and a casual atmosphere that locals love. It consistently ranks among the best pizza in the east metro, full stop.
Bonefish Grill and Granite City anchor the more polished sit-down dining options along the main commercial corridors and are reliable choices for family dinners or casual business meetings.
Woodbury's restaurant row along Radio Drive and Tamarack Road offers a broad range of options — Thai, sushi, Mediterranean, Mexican, and more — that have expanded the city's culinary footprint considerably in recent years. You can eat well here without driving to St. Paul, and that matters for everyday quality of life.
Weekend brunch has become a stronger category in recent years, with several spots along the main commercial areas filling up on Saturday and Sunday mornings — a sign of a community that has developed genuine daily life infrastructure, not just drive-through convenience.
The Neighborhoods
Woodbury's residential market is one of the most diverse in the east metro, both in terms of housing type and price point.
Woodbury's neighborhoods developed in the 1980s and 1990s along the western edge of the city offer a mix of two-story and split-level homes on mature lots with established trees and strong neighborhood character. These tend to offer some of the best value in the city and attract buyers who want more space for their dollar.
The Bielenberg Drive Corridor and Central Woodbury represent a large segment of move-up housing developed in the 2000s - two-story homes with open floor plans, larger lots, and proximity to parks and the trail system. This is the heart of Woodbury's family housing market and consistently is in high demand.
Woodbury's newer eastern developments (areas like Preserve at Woodbury and various newer communities along the city's expanding eastern edge) offer contemporary construction, modern finishes, and the appeal of a new home without the price premium of custom builds in some neighboring communities. These neighborhoods are attracting a mix of first-time homebuyers, move-up buyers, and growing families.
Bailey Road and South Woodbury have seen significant new development in recent years, with a mix of townhomes, villas, and single-family homes that appeal to downsizers and empty nesters looking for lower-maintenance living without leaving the community they know.
Applewood Pointe and similar 55+ communities have made Woodbury increasingly attractive for buyers in retirement transition, offering active adult living options within a city that has strong amenities, healthcare access, and proximity to family.
What Makes People Stay
The thing I notice most about long-term Woodbury residents is that they chose it because it works for their families, their commute, their budget, and their daily quality of life. And it continues to deliver on what they came for. The parks hold up. The schools hold up. The community holds up. That's not a glamorous story, but it's a good one.
For buyers who are ready to find what they need and value day to day, Woodbury is very hard to argue with.
Thinking About Making a Move to Woodbury?
I've worked with buyers and sellers throughout Woodbury for over thirteen years. Whether you're looking for your first home, a move-up property with more space, or a lower-maintenance option for the next chapter, I know this market well and would love to help you find the right fit.
